QuadReal Enters Self-Storage Market with Maple Leaf Acquisition

QuadReal has officially entered the self-storage space with the acquisition of Maple Leaf Self Storage Inc., which operates 15 facilities across B.C. and Alberta. The deal adds scale to QuadReal’s platform and reflects growing institutional interest in this specialized, high-demand asset class.


While self-storage remains a niche compared to traditional sectors like retail or industrial, it has emerged as a resilient performer, particularly in high-density and transitional urban areas. For Calgary and Alberta markets, this move reflects continued confidence in underserved suburban and residential-adjacent trade areas.


As real estate portfolios diversify, deals like this reinforce the role of operationally intensive, non-traditional assets in long-term strategy.
