Water Tower District is entering a new chapter as a large-scale mixed-use development in Winnipeg, converting a former industrial brownfield into a vibrant urban community.
Project highlights:
A 165-acre infill site in St. Boniface formerly occupied by the Canada Packers meat-packing plant and other industrial uses.
Planned land use includes approximately 70 acres of light to medium industrial development, about 25 acres for multi-family residential, 21 acres for commercial/retail, and over 22 acres of parks/green space.
Location offers strong connectivity: approximately 4 km to downtown Winnipeg, with access to major transportation routes, transit service and redevelopment infrastructure.
These projects highlight how previously industrial parcels, especially large infill sites, are being repurposed to meet contemporary urban demands — combining employment lands, residential density, retail amenities and open space. For Winnipeg, this signals a strategic pivot: leveraging legacy sites for future-oriented growth rather than outward expansion. For stakeholders in commercial and mixed-use real estate, the Water Tower District presents a compelling case of scale + location + reuse synergy.
