Midfield Heights Moves Forward on Former Mobile Home Park Site

After years of uncertainty, the redevelopment of Calgary’s former Midfield Mobile Home Park is officially progressing. Now called Midfield Heights, the 16th Avenue NE site is being transformed into a 1,000+ unit mixed-use community, with zoning for townhouses and buildings up to 12 storeys.


The City of Calgary, acting as master developer, has already completed site servicing and committed $44M to the project (funded from land sale proceeds, not tax dollars). Five of the seven approved sites are now under contract, with construction expected to begin within two years. One parcel is reserved for affordable housing, and another will be released later.


The site plan includes mid-rise residential, townhomes, parks, and amenities, all within proximity to key arterial routes and northeast employment hubs. For infill investors, Midfield Heights is a landmark example of how city-led redevelopment can unlock underused land and catalyze densification in strategic urban corridors.
