Green Line Southeast Segment Reignites Development Potential

Calgary’s Green Line LRT project is back on track—at least in part. This spring, all three levels of government reaffirmed funding for the southeast leg of the Green Line, paving the way for tenders to go out in spring 2025. Though scaled back from its original scope, this phase will feature 12 stations running from downtown to Shepard, an industrial hub long underserved by transit.


For Calgary’s real estate market, this renewed progress represents more than infrastructure—it’s a catalyst for development. Improved connectivity to southeast districts may unlock multi-family projects and intensification opportunities along the line. While tension persists over the yet-to-be-finalized downtown segment, near-term construction activity and investment in adjacent corridors signal a positive step forward for the city’s urban transformation.
