Alberta Crosses the 5 Million Mark (Unofficially)

Alberta has hit a major milestone — five million residents, according to real-time estimates by Statistics Canada. While official confirmation will come later this year, economists like ATB’s Mark Parsons say the impacts are already visible: more traffic, busier schools, and surging demand for housing and services.


What’s driving it? Interprovincial migration, young families, and job seekers looking for affordability and opportunity. This growth isn’t tied to oil — it’s about economic diversification and livability. Calgary and Edmonton are leading the trend, with strong demand across residential, industrial, and mixed-use markets.


For commercial real estate, this is a structural tailwind. But it’s also a reminder: infrastructure investment and thoughtful urban planning will be critical to sustaining momentum.
