When it comes to warehouse and distribution centre costs, Calgary continues to stand out as a smart, cost-effective choice for logistics and industrial investment. 


According to the City of Calgary’s 2024 Calgary Advantage report, the estimated cost to purchase a 20,000 SF warehouse in Calgary is over $7.7 million less than in Vancouver. With lower base rents, affordable serviced industrial land, and ample capacity for outbound shipments, Calgary offers significant long-term cost advantages. 


Calgary’s location at the intersection of major transport corridors—including the completed Highway 201 (Stoney Trail), Highway 2, and the TransCanada Highway—enables fast and efficient distribution across Western Canada. As a result, major companies such as Amazon, Walmart, Cisco, Canadian Tire, Home Depot, and FedEx have all established distribution centres here. Notably, 7% of Calgary’s labour force is now employed in transportation and warehousing, underscoring its growing role as a key Canadian logistics hub.
