Recent discussions at Calgary Economic Development's Uplook Live transportation and logistics event highlighted a trend that is becoming increasingly relevant to Calgary's industrial real estate market: the growing importance of integrated logistics infrastructure.


As supply chains continue to evolve, demand is increasing for strategically located industrial land, efficient distribution facilities, intermodal connectivity, and transportation networks that reduce friction between rail, truck, air cargo, and warehousing operations.


Supported by rail connectivity to major port gateways, expanding intermodal capabilities, industrial land supply, aerospace growth, and access to major east-west and north-south transportation corridors, Calgary continues to strengthen its position as an important inland logistics hub.


Several perspectives stood out throughout the discussion. Jeff Edwards of CPKC highlighted the opportunity to build modern logistics infrastructure through projects such as the Prairie Economic Gateway, designed around freight movement rather than retrofitted over time. Dr. Sarah Flick of Lufthansa Technik Canada emphasized the importance of talent, operational resilience, and supply chain predictability. Tom McCaffery of the Alberta Logistics Centre of Excellence discussed the growing role of automation, intermodal connectivity, and reducing bottlenecks. Dan Schatz of Radiant Global Logistics provided insight into the practical realities of freight movement.


A recurring theme throughout the discussion was that transportation speed alone is no longer the defining competitive advantage. Increasingly, success depends on how effectively rail, truck, air cargo, warehousing, and distribution networks work together. This places greater importance on locations that can reduce transfer times, improve connectivity, and support the seamless movement of goods throughout the supply chain. For occupiers, investors, and developers, these trends will continue to influence location decisions, infrastructure investment, and demand for industrial real estate across the region.
