Nexus Industrial REIT has wrapped Q1 2025 with a focused industrial strategy and notable leasing momentum. The REIT completed its pivot away from retail and office, now generating over 99% of its NOI from industrial assets. Calgary is a key part of that growth story: a 115,000 sq. ft. small-bay industrial project is underway and set for Q3 completion, with strong return expectations of approximately 11%.


Nationally, Nexus reported 8.6% NOI growth, 6.6% Same Property NOI gains, and renewed over 80% of its 2025 expiries early—demonstrating deep tenant relationships and resilient demand across logistics markets. With strong leasing, development underway, and a 97% occupancy rate, Nexus is well-positioned for stable performance in a shifting economic environment.
