Calgary has introduced a Water Efficiency Plan, with new measures that will directly impact how commercial properties manage water use across buildings and landscapes. For building owners and property managers, the plan signals a shift toward more sustainable water management practices.

Key Updates:

• City-wide target to reduce water use by 20% by 2040

• Increased focus on leak detection and aging infrastructure renewal

• Modernized water metering to improve monitoring and early issue identification

• Exploration of conservation-oriented rate structures

• Introduction of a year-round outdoor watering schedule

Outdoor Watering Framework:

• Irrigation permitted up to three days per week (based on address)

• Watering encouraged during off-peak hours to reduce evaporation

• Designed to reduce peak system demand, which can rise significantly in summer months

These changes reinforce the importance of proactive building operations. Leak detection, system monitoring, and irrigation scheduling will become increasingly relevant in managing both operating costs and compliance with evolving municipal practices. The city has indicated an education-first approach as the program is implemented, but the direction is clear: efficient water use is becoming a core component of asset management strategy. Property owners may want to review current systems, irrigation schedules, and metering capabilities to align with upcoming expectations.
