Calgary’s Population Growth Is Slowing — But Still Leading

Calgary added more than 52,800 people in just one year. Between July 2024 and July 2025, the Calgary Economic Region grew by 2.8%, the highest population increase in absolute terms among Canadian economic regions. While growth has moderated due to slower migration, Calgary continues to outperform long-term averages.


Population expansion continues to support commercial real estate demand across retail, industrial, and employment-driven office submarkets, even as growth normalizes.
